One Room Challenge Week 3: Behind the Scenes Construction

Welcome to Week 3 of the One Room Challenge (ORC) and our income property design project.  Need to catch up with last week?  No problem, just click HERE.

This week is all about behind the scenes and where we are now.  We’re going to break down a little more of the structural work that’s happening as part of this remodel.

Let’s start with the ceiling. So we decided to get rid of the drop ceiling and go with drywall. The drop ceiling was looking a little dated and we were able to add a few inches height to the space

Prior to the renovation sound traveled easily between the rental space and the owner’s so sound dampening insulation was added to block conversations between the units.

The closet that served no space is now gone.  This also gave us more inches to make the space bigger to accommodate two people. 

The hard vinyl peel and stick tile has been updated with vinyl plank flooring to keep us within budget. 

The room has been painted from the previous creamy beige to Sherwin Williams grey screen.

The wallpaper accent wall was prepped and is now installed thanks to our outsourcing on Thumbtack.

The sliding door closet frame has been spray painted from to metallic silver.

In progress and new silver trim is coming soon.

The old brass doorknobs have been replaced with polished nickel lever bedroom/bathroom knobs.

Now onto the furniture and accessories…

We’ve started shopping and because we are on a little bit of a time crunch I like to shop some of the local favorites for last-minute deals including Home Goods, Home Sense, At Home, Ross and Marshalls.

The previous dresser was a little too small for the space and we opted for white to keep with a clean look.  The client tends to be more on the minimalist side of style.

I’ve started shopping for most of the accessories which includes the bedding (duvet cover, sheets, decorative pillows and throws), roman shades, accent furniture and wall art.  Here’s a sneak peek of some of my finds.

Well, that’s a wrap for this time!  Come back next week where we’re showing you some action while we prep for install day!  This is my favorite but most stressful part of the process.  Some things don’t go as planned so we’ll see how we can hopefully avoid any pitfalls.
