One Room Challenge Week 6: Reveal Day Income Property Renovation

It’s REVEAL day and we’re sharing the professional photos.  The final transformation is here…

Here’s what the space evolved to from a regular Airbnb rental vs. now as an updated boutique inspired space.

Here are highlights from some of the before and after’s in detail and what was done.

Overall, we replaced the drop ceiling with drywall and recessed lighting, painted using Sherwin Williams Grey Screen, installed soundproofing, removed an unused closet, new door handles and accent wall and added new luxury plank vinyl flooring.

We added a beautiful Navy Blue Simply Silks Textile Wallpaper for an accent wall.

We replaced the kids style bunk beds with Metallic Silver Upholstered Headboard Panels.

Replaced the small dresser with a white 8 drawer double dresser with silver sleek handles.

Added a new Faux White Marble End Table with Glass Sides and a new table lamp.

We swapped out the old curtains that were too long and tension rod for Silver Textured Roman Shades.

We added navy blue and white textured and patterned decorative pillows from my favorite place Home Goods as well as new bedding sets. One set features a pintuck detail and the other solid white with a navy blue trim.

New artwork with rich blues and silver and white accents. The INK + IVY Celestial Orbit Navy Wall Art made a nice addition. We purchased a set but only needed one so will find another spot for the mate. We used white framed art with various shades of blue to complement the color scheme and add a subtle look and balance the moody navy blue.

That little cubby hole is covered up hidden behind the tall White Faux Tree.

We couldn’t get too carried away with accessories since the homeowner has more of a minimalist style and we needed the space to be easy enough to clean between guests…

I’ve previously shared our budget for this project but please note that is not typical for all Airbnb or short-term rental properties. The homeowner in this case wanted to do more of a renovation to update the entire rental space.

It can be difficult to figure out how much money to spend in relation to how much money your income property will generate.

I have to admit I was a little hesitant to participate in the challenge.  I have so many things going on right now and was a little scared that we wouldn’t finish on time.

Now I will happily share that I’m so happy I signed up!  For one thing it got me back on my weekly blog schedule which I did slack off for a moment.  Life gets in the way and even though I love to write… taking care of things for the blog moves a little slow.  I have about 10 posts sitting in the queue so let’s see if I can stay in the groove.

I also really enjoyed sharing with you all the progress of the project.  So many times we think we need to show these polished photos with no imperfections but many times you just want to go on the journey with us.
